     Leon Valley is a small city in Bexar County that sits within the city limits of San Antonio. As of the last census the population of the city was 11,020. The city and the homes therein were developed in the 1950’s and in 1952 residents has petitioned for incorporation as an independent city since being annexed by San ANtonio did not appeal to them. Currently, the city is an independent municipality with its own public services and governing bodies. The city is located about 8 miles west of uptown and roughly 10 miles to the southwest of downtown. Leon Valley homes for sale have appreciated every since since 2000. Indeed, the median home price in 2005 for Leon Valley was $95,480, but is now near the $125,000 mark.  The majority of homes in Leon Valley were built between 1970 and 1999 with a large amount that are well-established and built between 1940 and 1969. There are not many newer homes in this neighborhood, that is, homes that were built after the year 2000. Homes for sale in Leon Valley tend to be 3 bedroom homes, with the next largest home size being 4 bedroom abodes. The upper range for home for sale in Leon Valley sits between $398,001 and $996,000.

     Leon Valley real estate falls into the zoning of Northside ISD. This district is the fourth largest in the state and the largest in the greater San Antonio area. It serves  around 97,000 students with 6240 at a student-teacher ratio of 15.6 to 1. Due to the interest in neighborhoods that feed into Northside ISD, this already large district has continuous plans to create more campus locations to add to the 110 existing schools. Despite it size, Northside ISD was recently rated as a “Recognized” district for its fourth consecutive year. The Texas Education Agency also rated the schools that make up the district and those results reveal that 49.0% of schools in the district are “Exemplary”, 38.5% were considered “Recognized” , 1.9% received the rating of “Academically Acceptable”, and 10.6% were not eligible to receive a rating.
